Put the resident first
A report of damp or mould is a reason to listen, assess the risk and arrange an investigation. Record the concern, communicate clearly and consider the circumstances of the people affected.
Awaab’s Law in England
The guidance for social landlords requires emergency hazards to be investigated and made safe within 24 hours of awareness. Potential significant hazards must be investigated within 10 working days; where confirmed, relevant safety work must follow within 5 working days. A written summary is normally due within 3 working days of the investigation concluding.
The rules include further requirements, scope and exceptions. Consult the current government guidance for the full position. These timeframes should not be presented as applying to every private tenancy or every UK jurisdiction.
Keep the response moving
Investigate the moisture source, arrange appropriate remedial work and keep residents informed. A clear record should show what was reported, the assessment, action taken and follow-up.
Where products fit
Air-quality equipment can be considered as a supporting measure where appropriate. It does not repair a defect, remove the source of damp or establish legal compliance. Discuss the building and the people before selecting equipment.
